The Fort Dodge primary care outpatient clinic for Veterans Affairs, located in Kingsgate Center, could move next year if the V.A. finds a new space able to accomodate both the primary care and mental health care clinics.

The U.S. Department of Veterans Affairs is searching for a new space for both its Fort Dodge outpatient and mental health clinics.

An advertisement placed in January sought a new location in Fort Dodge with about 15,000 square feet and 70 parking spaces for the community-based outpatient clinic, for a lease of up to 20 years. The ad stipulates that the space must already be built, due to the high probability of schedule delays and cost overruns.

The new space could accommodate both clinics in one location with the potential to expand clinic services in the future, according to Jerry Self, public information officer.

“The current location may not be able to meet those requirements,” he said.

The primary care clinic is currently located at 2419 Second Ave. N. VA mental health services are provided through a location at 102 N. 25th St.

The primary care clinic’s current lease will expire next year, according to Administrator Doris Yanas-House. The advertisement, which sought responses by a Feb. 14 deadline, estimated that a market survey would be completed this spring, with occupancy expected by next spring or summer.

Other requirements for the new space include: a dedicated parking lot exclusively for the clinic’s use, no atriums or other areas interrupting contiguous space, no extremely long or narrow runs of space (more than twice as long as wide) and no irregular space configurations or other unusual building features adversely affecting usage. The new space must be located on the first floor and be contiguous.

Spaces close to liquor establishments, treatment centers, correctional facilities, firearms retailers or shooting ranges, railroad tracks, industrial areas or agricultural areas where insecticides or herbicides are sprayed will not be considered.

The new property must be north of U.S. Highway 20, south of 160th Street, east of Webster County Highway P33 at Hayes and George Avenues, and west of Webster County Highway P63 at Sampson and Poplar Avenues.

Anticipated buildout cost for the project was estimated between $2 million and $5 million, according to the document. The listed lease contracting officer could not be reached for comment regarding the number of responses received from the ad.
