A proposed housing development unveiled Tuesday would be the first gated community in Fort Dodge.

The development, called Northwood Estates, would be located on 14 acres near the intersection of 22nd Street and 25th Avenue North. It would consist of 32 lots, with 28 of them reserved for single-family homes. The others would be for duplexes.

Caleb Smith, a project manager with McClure Engineering Co., told the city's Plan and Zoning Commission Tuesday that the development would have a "gated entry feature." However, it would not be surrounded by a fence. He said landscaping would be used to create the "secluded nature" of the neighborhood.

McClure Engineering Co., of Fort Dodge, is preparing the plans for the neighborhood for the property owner, Extreme Adventures LLC.

Access to the neighborhood would be off North 22nd Street on a new road tentatively named Northwoods Lane. Commission member Jim Kesterson suggested changing that name since there is already a Northwood Drive in Fort Dodge.

The homes would be along a new road running north and south from Northwoods Lane.

Smith said a stormwater detention pond will be part of the development.

On two separate votes, the commission recommended approval of the preliminary plans for the development and a change in zoning from single-family residential to planned development.

Commission member Mike Doyle abstained from the votes because his company, Doyle Construction, would build the houses. Commission member Jamie Lara was absent.

The proposal now goes to the City Council.

It is the third housing development proposed so far this year. Five duplexes have been proposed for the intersection of 20th Avenue North and Williams Drive. Also, 48 houses, 10 townhouses consisting of four units each, and five apartment buildings containing 12 apartments each have been proposed for a site along Williams Drive called the Theiss farm.
