New features planned for mall site

The new plan for the Crossroads Mall property calls for tearing down most of the current building and replacing it with a complex of stores, offices, apartments, a gas station and a hotel. A 10,000-square-foot green space is envisioned for the center of the 30.1 acre site. The former Sears store on the south end of the complex was torn down late last year. The old JC Penney store on the north end was torn down in October. Construction of a new Discount Tire store is underway on the south end of the property. On the north side, a new UnityPoint Health — Clinic Express is being built. Two roads will be built through the site. A new section of of South 27th Street will link First Avenue South and Fifth Avenue South. A new section of Second Avenue South will go between South 25th Street and South 29th Street. The plan calls for eight retail buildings; seven mixed-use buildings with stores, offices and apartments; an office building; a gas station; the clinic; and a hotel. The Fort Dodge City Council has committed up to $18.2 million to aid the developer. That money would reimburse the company for property acquisition, demolition and infrastructure improvements. Of that total, up to $10 million would be in the form of a grant, while up to $8.2 million would be in the form of a loan.
