HUMBOLDT - The Humboldt City Council set a Feb. 4 public hearing date to review rezoning requests Monday.
The changes involve three areas of the city, according to City Administrator Aaron Burnett.
The first area involves the Northwest Industrial Park. Currently it is zoned residential.
"It needs to be changed because the area was annexed into the city," Burnett said. New areas are always annexed in as residential.
The second area is located on the corner of Iowa Highway 3 and 19th Street. A building permit has been submitted for the area. It is zoned residential but needs to be changed to commercial to allow for the construction of a storage building.
The third area involves the peninsula between the Mill Race and the West Fork of the Des
Moines River, west of U.S. Highway 169. It is privately owned and currently zoned for mobile homes.
Presently, here are no mobile homes there, Burnett said. The land is being used as residential and it has been requested to rezone it to allow multifamily dwellings, he said.
Another change recommended by planning and zoning would allow wood frame buildings in certain industrial areas.
"There were several business owners that are interested in wood frame construction because it is quite a bit cheaper," Burnett said.
In other business, the council approved the final readings of two ordinances tying water and sewer rate increases to the consumer price index. The increases would amount to less than 2 percent a year and would take effect July 1, Burnett said.
