Humboldt council OK’s zoning changes

Habitat for Humanity has plan for lot with abandoned house

HUMBOLDT — The Humboldt City Council approved the final reading of a couple of ordinances amending the city’s code at Monday’s meeting.

Ordinance 2018-09 reclassifies certain real estate from a Planned Unit Development Zoning District to an I-1 General Industrial Zoning District.

“The land includes the Humboldt Veterinary Clinic and adjacent vacant parcel,” said City Administrator Travis Goedken. ”The council recently amended the acceptable uses in I-1 General Industrial to allow for animal hospitals, clinics, and shelters without the additional requirement of being fully enclosed in the building. This change allows for an easier building permit application to be submitted for any future improvements to the business.”

The property is located at 2112 10th Ave. N. and includes the vacant lot to the west.

Rezoning the area also makes it easier for the group to locate the planned animal shelter in the area, but it is separate from the vet clinic, Goedken said.

Ordinance 2018-10 reclassifies certain real estate from an R-1 Single Family Residential Zoning District to an R-3 Multiple Family Residential Zoning District. The property is located at 2005 West River Drive. The land is currently vacant. There are adjacent parcels to the north that are currently zoned R-3 residential, according to Goedken.

Both changes were recommended by the Planning and Zoning Board. The council approved both ordinances.

In other business, Councilman Joel Goodell asked about the status of the abandoned house at 201 Taft St. N.

“It is pretty much gutted, it is just a shell,” he said.

There was a June-July burn date set for it, but it got postponed, Goedken said. There is a contract with the Fire Department to burn the house and it is supposed to happen yet this season. Habitat For Humanity has purchased the house for $1 and salvaged what they could. They still plan on building a new house on the site, Goedken said.

A family has purchased the garage at the site and wants to move the garage, but they are having some issues about lot lines which they need to resolve first, Mayor Dan Scholl said.

“We want the garage moved before it is burned,” Goedken said.
